FIRM'S Tamil Illam is another property including construction of Stilt plus three floors Premium Residential apartments with modern amenities. The building will be constructed at Plot No.786, 29th Street, TNHB Colony, Periyar Nagar, Korattur, Chennai- 600080

SPECIFICATIONS

 

 

1. STRUCTURE: R.C.C framed structure with Brick/ Solid Block/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium Emulsion/Equivalent. Ceiling surfaces inside the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvanized iron section supports. Joints will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.Anti-Termite treatment at basement level on both inner and outer sides.

 

2JOINERY:

a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine spray.

b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, painted on both sides. All door frames will be country wood frames with painting. Toilet doors will be prepainted ABS doors.

c. Windows: All windows will be UPVC windows, with 5mm glazed shutters and Bright Bar grills embedded in the wall.

d. Ventilator: Toilet ventilators will be with UPVC fixed louvers with inbuilt provision for exhaust fan.

 

3. FLOORING:

Vitrified tile flooring 2 x 2 from Kajaria/Somany/Nitco/Equivalent plain colours @ Rs.65/Sft,for Living/ Dining, all bedrooms, kitchen, balconies and passages with 4” high skirting.

 

4.KITCHEN: Polished Black galaxy granite slab over cooking platform, NIRALI/ CARYSIL Equivalent Stainless steel sink with drain board and plain glazed tiles (12”x 18 ”/ 12” x 24” from KAJARIA/ SOMANY/ Equivalentupto 2’ height above the platform.Kitchen sink will be provided with 1 no Mixture Swan Neck (extended neck) wall mounted sink cock. Provision for Electric Chimney, refrigerator and water purifier.Adequate power points for all Kitchen appliances.

 

5. SERVICE:24x 18 NIRALI/CARYSIL SS/Quartz sink (without drain board) on Granite Slab for Work Area (can be provided at Extra cost). Service sink will be provided with 1 Nos.Mixture Swan Neck (extended neck) wall mounted sinkcock(can be provided at Extra cost).Provision for Washing Machine with 1 no angle valve.

 

6.TOILETS:

Anti-skid tiles for flooring & ceramic wall tiles up to ceiling/false ceiling height.  Wall tile sizes will be 12” x 18”/ 12” x 24” from KAJARIA/ SOMANY/ Equivalent (@Rs.50/Sq.ft.). Antiskid tile flooring tiles of size 12” x 12” (@Rs.40/Sq.ft) from KAJARIA/ SOMANY/ Equivalent will be provided. Waterproof coat on toilet floors from Fosrac/ Equivalent.

 

 

7.SANITARYWARES & FIXTURES:JAQUAR/PARRYWARE/Equivalent wall mounted model White closets with Concealed tankprovided in all bathrooms. Half turn foam flow taps and fittings JAQUAR or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one wall mixer, one hand shower,shower rose, one health faucet, pillar cock & angle valve for wash basin.

 

8. ELECTRICAL: Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided and switches will be Modular Type mounted on metal boxesfrom LEGRAND/ EQUIVALENT. Provision for Split A/C in all bedrooms and living room.                                                             

9. CHEMICAL EARTHINGdone for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.

 

10. WATER SUPPLY: Corporation and borewell water supply in the kitchen, service and bathrooms.

 

11.LIFT:ASIX Passenger AUTO DOORLIFT with ARDwill be provided from EMPEROR/ Equivalent.

 

12. GENERATOR:Standby Generator with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support the lift, common area lights, motors, and only lights & fan points inside the flats.

 

13. Special weather proofing treatment will be done to the mother terrace to reduce the heat on the top floor. 

 

OTHERS

  • Basement height shall be 2’6” from the existing road level
  • Floor height will be 10’ in each floor including slab thickness and clear height after false ceiling will be 8'9” except on the stilt floor which will be as per the CMDA norms.
  • CCTV surveillance camera with recording facility
  • Access Control will be provided in the Staircase entrance.
  • Sump and overhead tank for metro water & bore well.
  • Separate Servant room & toilet will be provided
  • One bore welll with good water for supplemental usage
  • Letter boxes with flat numbers for all Occupants in the Stilt Area

  • Staircase steps and landing flooring will be done with granite
  • SS Handrails will be provided for the common staircase
  • Granite slab will be provided in window sill and balcony sill
  • Water proofing coating for toilet sunken portions, lift pit, sump and overhead tank
  • Clearance certificate from Lift Authority for Lift
  • Completion certificate from Corporation of Chennai with no Deviations
  • Project will be completed within 15 months from the commencement of construction.
