R.C.C framed structure with Brick/ Fly ash/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Premium Emulsion. Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum board false ceiling with galvinised iron section supports. Joint will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.
Flooring for the Living/ Dining area alone will be laid with RAK/ equivalent 4x2 tiles @ Rs.200/Sft. Vitrified tile flooring (24” x 24”) from Nitco/ Asian/ Oreva/ Equivalent, plain colours @ Rs.60/Sft, for the rest of the flat (bedrooms, kitchen, balconies and passages) with 4” high skirting.
Polished Black galaxy granite slab over cooking platform, NIRALI/ equivalent Stainless steel sink with drain board (36x20) and plain glazed tiles (10 x 16, 12x16, 12x 18) upto 2’ height above the platform. Shelves will be provided with black granite slabs. An exhaust fan will be provided.
Plain ceramic tile flooring, ceramic printed/ plain tile dado, upto 7’ height from floor, concealed plumbing arrangements. Parryware Cascade NXT/ TOTO/ equivalent wall mounted model White closets with concealed tank provided in all bathrooms. Half turn foam flow taps and fittings MARC or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one divertor, One tipton and shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock. A towel rod and 12”glass corner soap tray will be provided in each toilet.
Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided Switches will be Modular Type mounted on metal boxes from MK INDIA Blendz / EQUIVALENT. Provision for Split A/C in all bedrooms and living room. TV points will be provided in the master bedroom and living room. Telephone points will be provided in Living and all bedrooms.
Done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.
Corporation and borewell water supply in the kitchen, service and bathrooms.
A SIX Passenger MS AUTO DOORLIFTwill be provided from EMPEROR / equivalent
Standby Generator with from Ashok Leyland/Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support lift, common area lights, Mono bloc and jet pump and only light and fan points inside the apartment. A/c’s and geysers and plug points will not be connected to the Generator.
Insultec coating will be given in the terrace to reduce heat.
