STRUCTURE

R.C.C framed structure with Brick/ Solid Block/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian Royale Emulsion. Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum bond false ceiling with galvinised iron section supports. Joints will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.

JOINERY

a. Main door: First Quality Burma Teak both frame and shutters (Panel door) Polished both sides with melamine spray.

b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with teak frames, both sides polished with melamine spray. All door frames will be teak frames. Toilet doors will be painted FRP doors.

c. Windows: All windows will be UPVC windows, with plain glass panels and Bright Bar grills.

d. Ventilator: Toilet ventilators will be with aluminium adjustable louvers with inbuilt provision for exhaust fan.

FLOORING

Flooring for the Living/ Dining area alone will be laid with Granite/ Engineered marble @ Rs.200/Sft.. The Master Bedroom floor alone will be done with laminated wooden flooring @ Rs.100/Sft and Vitrified tile flooring (24” x 24”) from Nitco/ Asian/ Oreva/ Equivalent plain colours @ Rs.60/Sft, for the rest of the flat ( other bedrooms, kitchen, balconies and passages) with 4” high skirting.

KITCHEN

Polished Black granite slab over cooking platform, Franke/NIRALI/ equivalent Stainless steel sink with drain board and plain glazed tiles (10 x 14) upto 2’ height above the platform. RO plant with 10 litres/hour output will be provided for individual flats in the kitchen.

TOILETS

Plain ceramic tile flooring, ceramic printed/ plain tile dado, for about 7’0” height from floor, concealed plumbing arrangements. Parryware Cascade NXT/equivalent wall mounted model White closets with concealed tank provided in all bathrooms.  Half turn foam flow taps and fittings MARC or Equivalent for all toilets. Each toilet shall be provided with one water closet, one wash basin, one divertor, One tipton and shower rose, one health faucet, pillar cock & angle valve for wash basin and 20 mm concealed stop cock. A towel rod and 12”glass corner soap tray will be provided in each toilet.

ELECTRICAL

Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided Switches will be Modular Type mounted on metal boxes from MK INDIA Blendz/ EQUIVALENT. Provision for Split A/C in all bedrooms and living room. TV and Telephone points will be provided in Living and all bedrooms.

CHEMICAL EARTHING 

Done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.

 WATER SUPPLY

Corporation and borewell water supply in the kitchen, service and bathrooms.

LIFT

A SIXPassenger MSAUTO DOORLIFTwill be provided from KONE/ equivalent.

GENERATOR 

40 KVA Standby Generator from Ashok Leyland/ Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be providedto support lift, common area lights, Mono bloc and jet pump and light and fan points inside the apartment. A/c’s and geysers and plug points will not be connected to the Generator.

Access control with swipe cards will be provided to the entrance of the building in the ground floor.

SPECIAL WEATHERING 

Special weathering proof treatment will be done to the mother terrace to reduce the heat on the top floor. Terrace RCC surface will be thoroughly cleaned and baby chips screed will be laid to form required slope. Cement mortar with ad mixture will be laid to fix the thermal insulation tile with spacers. The space between the tile will be grouted with water proofing compound.

Provision for Piped gas from the ground floor will be provided.
