1. STRUCTURE:
R.C.C framed structure with Red Bricks only for External and internal walls (Solid Blocks will be used for
compound wall and other ancillary works), walls plastered and?nished with Two Coats of Cement based Putty,
with one coat of primer and two coats of Asian Premium Emulsion/Equivalent. Ceiling surfaces inside the
apartments will be given onecoat of cement paint on the RCC surface and 12mm gypsum board false ceiling
(in Living, Dining, Bedrooms and Toilets) with galvanized iron section supports. Joints will be taped with touchup
putty and finished with one coat of primer and two coats of White colour Premium
Emulsion. Basement height will be 3’6” from road level.
2 JOINERY:
a. Main door: First Quality African Teak both frame and shutters (Panel door) Polished both sides with melamine
spray.
b. Other doors: will be deep-moulded compressed wood ?bre raised panel doors, strengthened with preselected
kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, painted
on both sides. All door frames will be country wood frames with painting. Toilet doors will be prepainted ABS
doors.
c. Windows: All windows will be UPVC windows, with 5mm glazed shutters and Bright Bar grills embedded in the
wall.
d. Ventilator: Toilet ventilators will be with aluminium adjustable louvers with inbuilt provision for exhaust fan.
3. FLOORING:
VitriFed tile flooring 2 x 2 from Kajaria/Somany/Nitco/Equivalent plain colours @ Rs.60/Sft, for Living/ Dining, all
bedrooms, kitchen, balconies and passages with 4” high skirting.
4. KITCHEN:
Polished Black galaxy granite slab over cooking platform, NIRALI/ equivalent Stainless steel sink with
drain board and plain glazed tiles (10 x 16) upto 2’ height above the platform.
5. TOILETS:
Plain ceramic tile flooring, ceramic printed/ plain tile dado upto 7’ feet height from door, concealed
plumbing arrangements.
6. SANITARYWARES & FIXTURES:
JAQUAR / PARRYWARE/ KOHLER equivalent wall mounted model White closets
with exposed tank provided in all bathrooms. Half turn foam ?ow taps and fittings KOHLER or Equivalent for all
toilets. Each toilet shall be provided with one water closet, one wash basin, one wall mixer, shower rose, one
health faucet, pillar cock & angle valve for wash basin.
7.ELECTRICAL:
Three phase electric supply connection with a separate Manual Three phase changeover
switches inside each ?at and wiring will be of copper are retardant cablesconcealed in PVC conduits.
MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided and switches will be
Modular Type mounted on metal boxes from LEGRAND/ EQUIVALENT. Provision for A/C in Living room and in all
bedrooms.
8. CHEMICAL EARTHING:
Done for the building by digging 3m deep bores inserted with hot dipped galvanized
dual pipes, ?lled with high conductive and corrosion resistant crystalline mixture and back?ll compound around
the electrodes.
9. WATER SUPPLY:
Corporation and borewell water supply in the kitchen, service and bathrooms. New Borewell
upto 300 feet depth will be provided.
10. LIFT:
A SIX Passenger AUTO DOORLIFT will be provided from EMPEROR/ CLAE/Equivalent.
11. GENERATOR:
Standby Generator with alternator, sound proof enclosure, control panel, change over panel and earthing etc.,
will be provided to support the lift, common area lights, motors, and only lights & fan points inside the flats.
12. Special weather proofing treatment will be done to the mother terrace to reduce the heat
on the top floor.
13. ACCESS CONTROL with video door phone will be provided.
14. WATER TANK
• Water tank will be done with 4 ½” brick work outside and 4 ½” thick RCC walls inside
with adequate water proofing and bifurication for metro water and bore water proofing
will be polymer based coating
• UPVC Valve for interconnecting both the tanks will be provided.
• Automatic Water level controller for overhead tank will be provided for metro water
