1. STRUCTURE:R.C.C framed structure with Brick/ Fly ash/ Cement Block walls plastered and finished with Two Coats of Cement based Putty, with one coat of primer and two coats of Asian PremiumEmulsion. Ceiling surfaces of the apartments will be given one coat of cement paint on the RCC surface and 12mm gypsum bond false ceiling with galvinised iron section supports. Joint will be taped with touchup putty and finished with one coat of primer and two coats of White colour Premium Emulsion.
a. Main door: First Quality Teak both frame and shutters (Panel door) Polished both sides with melamine spray.
b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with teak frames, both sides polished with melamine spray. All door frames will be teak frames. Toilet doors will be painted Kassa Smart ABS doors.
c. Windows:All windows will be UPVC windows, with plain glass panels and Bright Bar grills.French doors will be teak wood glazed doors.
d. Ventilator: Toilet ventilators will be with aluminium adjustable louvers with inbuilt provision for exhaust fan.
3. FLOORING:Flooring for the Living/ Dining area alone will be laid with Kajaria/ Somany/ equivalent 4x2 tiles @ Rs.100/Sft. and Vitrified tile flooring (24” x 24”) from Kajaria/Somany/ Equivalent, plain colours @ Rs.60/Sft, for the rest of the flat (bedrooms, kitchen, balconies and passages except toilets and service) with 4” high skirting.
4. KITCHEN:Polished Black galaxy granite slab over cooking platform. NIRALI/ equivalent
Stainless steel sink with drain board and plain glazed tiles (12x16, 10x 16) upto 2’ height above
the platform. Shelves will be provided with black granite slabs.
5. TOILETS:Plain ceramic tile flooring, ceramic printed/ plain tile dado, upto 7’0” height from floorwithconcealed plumbing arrangements.KOHLER/ TOTO/Parryware Cascade NXT/equivalent wall mounted model White closets with concealed tank provided in all bathrooms. MINIATURE CIRCUIT BREAKERS & RCCB (Residual Current Circuit Breaker) will be provided Switches will be Modular Type mounted on metal boxes from Legrand/ EQUIVALENT. Provision for Split A/C in all bedrooms and living room. TV points will be provided in Living and master bedroom.Telephone points will be provided in Living and all bedrooms.
7. CHEMICAL EARTHING done for the building by digging 3m deep bores inserted with hot dipped galvanized dual pipes, filled with high conductive and corrosion resistant crystalline mixture and backfill compound around the electrodes.
8. WATER SUPPLY: Corporation and borewell water supply in the kitchen, service and bathrooms.
9.LIFT : A SIXPassenger MS AUTO DOORLIFTwill be provided from EMPEROR/ equivalent
10. GENERATOR: Standby Generator from Ashok Leyland/ Kirloskar with alternator, sound proof enclosure, control panel, change over panel and earthing etc., will be provided to support lift, common area lights, Mono bloc and jet pumps. 11. WEATHERING COURSE: 1’0” waterproofing treatment done in the joint between terrace

Proper weathering care shall be done with brick jelly, lime concrete and laid with pressed tiles
with proper pointing and slope. Lime used will be pre packed Powder lime instead of stone
lime. Insultec coating will be given to reduce heat from the terrace
